What are floorplan services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They might make a rough sketch of the property. Then, the appraiser develops a report and detailed sketch showing the total square footage of the house and the overall layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services necessary?

Challenging real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has executed a recent valuation or home measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting a property on the market

A measuring service will secure a fair price for your home. Area is one of the most important elements potential buyers consider when purchasing a home — but since these values are frequently estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your home is to reference a previous appraisal or measurement service executed by an appraiser (after any updating that may have affected square footage).

Material for real estate agents

To make sure that your client's property closes at a price that accurately reflects true market value, we suggest seeking a measurement of the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool to entice potential buyers because they can see the layout and characteristics of the home before and after touring. Contact Michael P.
